BOOKING POLICY

    • Bookings are confirmed by email upon receipt of the completed booking form.

    • Guests must provide accurate contact details and the names of all staying guests.

    • The person making the booking must be over 21 and is responsible for all members of the party.

    • Full payment is required at the time of booking unless otherwise agreed.

    • A £45 exit cleaning fee applies to all whole house bookings.

    • Any additional charges (e.g., damages, extra cleaning) will be invoiced after departure.

    • Whole House bookings can be cancelled up to 7 days or more before arrival for a full refund.

    • Individual room bookings can be cancelled within 48 hours of the arrival date

    • Cancellations made within 7 days of arrival are non-refundable for whole house bookings.

    • No shows or early departures are charged in full.

    • We recommend guests take out travel insurance to cover unexpected changes.

    • Normal check in 10:00

    • Normal check out 16:00

    • An early check in or late check out may be available on request but cannot be guaranteed.

    • Maximum occupancy: 6 adults + 1 small child/baby.

    • Only registered guests may stay overnight.

    • Parties, events, or gatherings beyond the registered group are not permitted.

    • The house is entirely self-contained and for your exclusive use.

    • The owner lives onsite should you need assistance, recommendations, or help during your stay.

    • Guests must treat the property with respect and leave it in a reasonable condition on departure.

    • Dogs are welcome by prior agreement only and must follow our Dog Policy.

    • Any pet related damage or extra cleaning will be charged accordingly.

    • Smoking and vaping are not permitted inside the property.

    • Guests may smoke outside but must dispose of cigarette ends responsibly.

    • Please report any damage or breakages as soon as possible.

    • Significant damage, missing items, or excessive cleaning will incur additional charges.

    • Guests are responsible for securing the property during their stay. 

    • We do not accept responsibility for any loss of, or damage to, cash, jewellery or other personal belongings on the premises.

    • We accept no liability for vehicles parked on the premises.

    • Children must be always supervised.

    • Emergency contact details are provided in the house information folder.

    • We reserve the right to refuse a booking or terminate a stay without refund if guests breach the booking policy, behave inappropriately, or cause disturbance to neighbours.
